You don’t have to go through a major remodel to increase the value on your home. There are a nice handful of do-it-yourself tips that are simple but go a long way in increasing your home’s value. The top five, according to a nationwide study by HomeGain, are: clean and de-clutter, lighten and brighten, repair electrical and plumbing, landscaping and home staging.

So how much benefit will you actually see from making these improvements? The top of the list is to simply clean and de-clutter your home. It might cost you about $400 max, but if you make the commitment sellers can benefit by seeing a return value of about $2,000 over the home’s listing price.

Lightening and brightening is the number two best project, and makes a lot of sense. No one wants to spend a lot of time in a dark and dingy room, much less buy it to have for years. Dark rooms also make the details hard to see, and buyers came there to check out every nook and cranny. Buyers might think that the seller is trying to hide something in the dark.

Staging your home isn’t as important as it used to be. Do-it-yourself projects like fixing electrical and plumbing issues and maintaining landscape both showed to have a better impact. Sellers need to make all of these fixes before they put their home on the market.

Sellers should definitely take a good look at the market they are entering too. Try and see your home through the eyes of a potential buyer. Objectively look at it and fix its flaws. New people don’t see the memories in the home, they see a drippy faucet. Making a prioritized task list can help you tackle the fixes easily. A few other easy fixes are shampoo or replace carpet, repair floors, paint interior walls, update kitchen and bathroom and paint the exterior.
